The Energy Management System (EMS) developed by Sage provides an efficient blueprint for |

commercial property personnel. Sage has custom developed an extensive real estate computer system specifically designed to allow each building the autonomy to operate as it's own entity. This software package is a copyright protected program uniquely suited for commercial management. |

| ▪ | To insure air quality in our properties is unrivaled, we use Sporax filters in our buildings air |
|
systems (as well as in tenant equipment). These filters are coated with an antimicrobial called Sporax, which systematically kills harmful mold and mildew that lands on the filter. |

| ▪ | All air conditioning equipment is completely broken down and refurbished once every four |
|
years to insure utmost reliability and more importantly, the continued comfort of our tenants year-round. |

| ▪ | To insure undeterred reliability of our electrical systems, Infrared testing is performed on all |
|
electrical panels (every two years) to insure the integrity of all mechanical/electrical connections. A very labor and cost intensive process. |

| ▪ | Our fire stairways are equipped with additional safety equipment to insure our tenants safe exit |
| of all buildings during emergencies. From numerous rechargeable flashlights mounted in the | |
|
stairwell, to glow-in-the-dark marking tape along each stairwell, and a simple, yet completely reliable hand generator backup phone system (Located at the top and bottom stairwells for communication during emergencies and power outages, to our "Evac chairs" for any tenants who may have difficulty negotiating stairways. |
